How do you arrive at a list price?
From the comparables and the condition of the property, in writing. In luxury, value is a range rather than a point, so we show the range and recommend where in it to start.
How long before we go to market?
As long as the property needs. The first impression cannot be repeated.
Can we sell privately?
Yes. The Private Office holds listings that are never advertised and shares them with vetted buyers only.
What does Forbes actually do for my listing?
Placement on forbesglobalproperties.com and Forbes.com, editorial consideration, and direct distribution to member brokerages in more than 80 countries.
Story
Founded 2012. The exclusive Oregon member of Forbes Global Properties since January 2022.
Built in Oregon. Measured against the world.
LUXE was built by brokers who had sold the most significant properties in Oregon and wanted a firm that matched them: small enough that every client knows the owners, connected enough that every listing reaches the world.
In January 2022 LUXE became the exclusive Oregon member of Forbes Global Properties. The network is owned and run by its brokerages, with Forbes holding a stake in its success, and membership is reserved for one firm in each market.
What has not changed is the way we work. Every broker is chosen. Every listing is prepared. Every client is looked after as though they were the only one.
People Process Surprise & Delight
People: chosen for judgment and taste, and backed so their attention stays on the client. Process: written plans, written prices, nothing left to chance. Surprise & Delight: the moments a client remembers years later. One phrase, kept whole.
Leadership and team
The people behind the advisorsForbes
An invitation only consortium. One seat for Oregon. It belongs to LUXE.
Forbes Global Properties is owned and run by brokerages, with a Forbes ownership stake creating an interest in the network's success. Membership is reserved for the most distinguished brokerages in select cities and second home destinations. It is a brand pairing, not a franchise. LUXE keeps its independence entirely.
Forbes Global Properties is the amplifier. LUXE is the relationship. The seat brings a digital audience of more than 140 million, editorial capability, cross border referrals and the Private Office. LUXE decides when to use it, and when privacy is worth more than publicity.

Morning light reaches the loggia before it reaches the city. The house was sited for it.
An estate of this scale is rare in the West Hills and rarer still on a single contiguous parcel. Eight bedrooms, a ballroom that has hosted the Symphony's donors, a lower level built for a family that entertains at scale, and gardens laid out so the city is glimpsed rather than displayed.
What it makes possible.
A home that can hold three generations at once and still leave everyone a wing to themselves. A place to receive people, and a place to disappear from them.
Where it connects to.
Twelve minutes to the Pearl, twenty five to the airport, thirty five to private aviation at Hillsboro, and forty to the vineyards. The school your children would attend is down the hill.

Every residenceTerry Sprague
Founded LUXE in 2012 so that like minded advisors could deliver a higher level of human interaction in a market becoming more automated.
Terry has represented the most significant residences sold in Oregon, on the lake, in the West Hills, and on the coast. His approach is written into the firm: a price opinion in writing, exposure as a strategy rather than a reflex, and the closing treated as the beginning of the relationship rather than the end of it.
As Executive Chairman he holds the Forbes Global Properties relationship and the standard. Day to day leadership of the firm sits with Chief Executive Officer Mark Wadden.

I started LUXE in 2012 because I could see where the business was going, and I did not want to go there.
Real estate was becoming automated and transactional. Portals, algorithms, lead funnels, agents measured by volume and clients treated as inventory. I had spent my career on the other side of that, representing people through the most significant financial and emotional decisions of their lives, and I believed there was still a place for a firm built on human interaction, relationship driven service and trusted advice. Not as nostalgia. As the better product.
So LUXE was built around like minded advisors rather than headcount. We chose people for judgment and taste, and we built a firm around them so they could spend their time where it matters, in front of the client. In January 2022 Forbes Global Properties chose us as its exclusive member for Oregon. Between 2012 and that day we did not change what we believed. We found a platform large enough to carry it.
What I would tell you
Ten stories down before one story up.
This is a runway company, not a liftoff company. We build foundations that do not show for years and then hold for decades. When growth and culture conflict, one of them gives. Here it is never culture.
The relationship is the product. The house is the occasion.
Anyone can list a property. What clients come back for, and send their friends for, is an advisor who knew them well enough to say the hard thing kindly and the right thing early.
Protect the Forbes relationship deliberately.
It is a privilege held on behalf of the whole firm, not a badge for a business card. We use its reach when reach serves the client, and we use its privacy when privacy serves the client better. Knowing which is which is the job.
Wealth is transferring. Be the firm it transfers through.
The greatest movement of assets between generations in history is under way. The families involved are not looking for the loudest brokerage. They are looking for the one they can trust with what their parents built.
The standard should outlive me.
That is why there is now a Chief Executive Officer, and why the way we work is written down. I intend to become unnecessary operationally and remain present philosophically. If a future advisor who never sat in the room with me still practises what we practise, then the firm is finished being built.
Mark Wadden
He builds the firms that advisors sell inside of. This is the one he chose to lead.
Mark Wadden is Chief Executive Officer of LUXE | Forbes Global Properties. He does not sell real estate. He builds the brand, the platform and the standard that let the advisors here do what they do best: represent their clients, protect their interests and close.
He has spent his career as a founder. He has built brands from a blank page into operating companies, scaled them, and exited, in residential real estate, new development and consumer brands. He now advises the Forbes Global Properties network and its member firms on how to grow, and through FoundryEvolux designs and operates the systems behind LUXE: client intelligence, marketing, the property book engine, and the AI concierge that lets a human know more and prepare better, never replacing the conversation.
Terry Sprague founded LUXE in 2012 and holds the Forbes Global Properties seat for Oregon as Executive Chairman. Mark's mandate is the next chapter: the same standard, codified, resourced and built to outlast any one person in the building.
What I believe about this business
Judgment is the product.
Information about property is free and everywhere. What a client cannot buy elsewhere is an advisor who knows what matters, what does not, when to push, when to wait, and when to say no.
Technology belongs behind the relationship, not between it.
Every system we build exists so an advisor can know more, prepare better, and spend the saved hours with the client. If a tool ever makes the relationship feel automated, we have built it wrong.
Reach is a tool, not a strategy.
One hundred forty million readers is a remarkable thing to be able to summon. The sophisticated move is knowing when not to. Sometimes five conversations are worth more than five million impressions.
Say the number in writing.
A price opinion with the comparables behind it, before anyone signs. If the evidence and the ambition are far apart, we say so, and we agree a plan and a date to revisit. That is what trusted advice looks like on paper.

Lake Oswego
A private lake, twenty minutes from the city, and the addresses that ring it.
Oswego Lake is privately held and its shoreline is finite, which is the whole story of value here. Lakefront trades rarely and quietly. First Addition and the Evergreen neighborhoods sit within a walk of the village; Skylands and Forest Highlands climb into the hills behind it.
Where it connects to. Twenty minutes to downtown Portland, thirty to the airport, forty five to the vineyards. The Lake Oswego School District is the reason many families arrive; the lake is the reason they stay.

Discreet real estate counsel, and a vault for properties that are never advertised.
Accessible through a password protected section of forbesglobalproperties.com and the LUXE vault, the Private Office serves clients who want to buy or sell without publicity.
Your property and your identity remain confidential. Access is restricted to vetted individuals, showings and negotiations are reserved for qualified buyers, and documents are shared inside the vault rather than by email.
The same network spans the United States, Europe, Asia and the Middle East, so a discreet listing in Oregon can still reach the right buyer in London or Singapore.
